How to investigate, survey, and collect information on land price lists according to land price locations?
Pursuant to Article 19 of Decree 71/2024/ND-CP, which regulates investigation, survey, and information collection as follows:
Collecting information on natural, economic - social factors, land management and use affecting land prices in communes, wards and towns according to Form No. 01 of Appendix I issued with Decree 71/2024/ND-CP.
The collection of input information as prescribed in Points a and b, Clause 2, Article 4 of Decree 71/2024/ND-CP is formed within 24 months from the time of the survey and before.
In case the information arises at the same time, priority is given to selecting information sources in the following order: national land database, national price database; Land Registration Office; unit organizing the auction of land use rights, unit, property auction organization; real estate trading floor, real estate enterprise; information collected through investigation and survey.
Investigate, survey, and collect information on income and expenses to determine land prices according to the income method in cases that are not eligible for the comparison method but have determined income and expenses from land use according to land use purposes.
The investigation, survey, and information collection prescribed in Clause 2 and Clause 3 of this Article shall be carried out according to the form from Form No. 02 to Form No. 03 of Appendix I issued with Decree 71/2024/ND-CP. In addition to the investigation and survey contents specified in this clause, the Provincial People's Committee may add other information to the survey form to meet the requirements for building a land price list in the locality.
